I
really enjoy working with Buyers. My approach to finding you
your next home is simple. I listen and I preview. While
I do the leg work, you get to enjoy your precious time. After
searching out homes that I know you will enjoy, you have the task of
choosing between more than one home that meets or exceeds your
requirements. More people find this an enviable position to be
in.
Buying Property in the State of Washington
All states are not the same. In
Washington, the process goes something like this:
You contact your lender
so that you will know how much you will feel comfortable spending.
(I have a wonderful lender that I like to work with if you need one).
You contact me to let me
know how much and what kind of home you would like.
I find you a home and we
make an offer.
We negotiate the offer
hopefully to the point of acceptance.
After acceptance, Earnest
Money is deposited in Escrow.
A property inspection is
scheduled at your cost ($300 - $500) usually.
If you decide after the
inspection that you want to proceed, then the inspection is
negotiated.
If you decide after the
inspection that you don't want to proceed, then your Earnest Money
is returned
Approximately 30 days
after the inspection has been negotiated, you move into your new
home.
(This amount of time is open for negotiation.)
(You do not have to be present at closing.)
(Closing documents can be sent anywhere in the world if you are
traveling during the process.)

Real Estate Agents in the State of Washington
In the State of Washington any person can take a two
week class, pass a test, and become a real estate salesperson.
A high school education is not required. Each two years, the
State Department of Licensing requires 30 hrs of continuing
education to maintain a license.
Real Estate Salespeople wanting to join a professional
association can pay a fee and join the National Association of
Realtors and become Realtors. The National Association of
Realtors, along with state and local organizations, work hard to
provide their members with educational opportunities and the
opportunity to earn designations.
A Real Estate Salesperson, while having at least a high
school education, can take an additional 120 hrs of education, meet
time requirements, and pass the Brokers Examination to become a
Broker or Associate Broker. A Broker and an Associated Broker
take the same examination. An Associate Broker is simply the
title of a Broker who works for another Broker. Only Brokers
are licenses to transact real estate. Real Estate Salespeople
must work for a Broker, and Brokers should have procedures in place
to make sure that all activity of Salespeople under their
supervision is legal. Disciplinary action is taken by local
associations and state agencies against Real Estate Salespeople and
Brokers who are caught acting in an illegal manner.
